The Housing Authority owns or manages other rental complexes which are not included in other categories. These complexes are Sultana Acres in Sultana, Parkwood Manor in Tulare, La Serena in Porterville, Fairview Village and Willowbrook in Visalia and Parkside Court in Woodlake. Fairview Village, Sultana and Willowbrook are family complexes, and Parkside, Parkwood and La Serena have units for families and for the elderly or disabled. When you apply for housing, you must inform us of your current income. You must also give us the names of other members of your family who will be living with you so we can determine what size home you will require. While on the waiting list, you may receive a letter asking if you are still interested. You must reply immediately to stay on the waiting list. You also need to let us know right away if your address, income or family size changes. When your name reaches the top of the list and a unit is going to be available, the Housing Authority will schedule an interview. At this time, we will tell you where the unit is located and explain the program in more detail. You will be screened for eligibility as a resident. The screening process includes an unannounced home visit, a look at current and previous landlord references, a criminal records check and a credit check. We will also verify your income, and citizenship or eligible alien status. The Housing Authority must find acceptable housekeeping standards and good rent-paying habits, or your application will not be considered. Families who are disapproved may appeal. Once you are housed, you must maintain the home and the yard. Remember, it is important to report any changes in your family size to the Housing Authority. We will inspect your home and re-verify your income once a year. The Housing Authority also maintains a list of other subsidized housing complexes throughout Tulare County which are not owned or managed by our agency. These complexes have their own separate waiting lists and you would need to call them for further information about current availability and application procedures. The names, addresses, phone numbers, and income limits are available upon request. Fairview Village - Visalia Fairview Village consists of 4 three bedroom duplex units with attached two-car carports. Each unit has 2 bathrooms, washer/dryer hookups within utility rooms and air conditioning. The kitchens have built-in ranges, garbage disposals and dishwashers. The sites consist of 4 individual duplex corner lots that vary in size The project is bordered by single-family residential houses and a county-operated health facility. There is a park and a day care center within one block of the subdivision. These units are targeted at families with incomes below 60% of the area median and can accommodate families with 4 to 7 members. Rents include water, garbage and sewer. La Serena - Porterville The La Serena complex in Porterville is made up of 65 one, two and three bedroom one story single family or duplex units. There are small individual yards and a large grassy common area. Rents are based on income, but families with some ineligible alien members will pay a higher rent. Parkside Court - Woodlake Parkside Court Apartments consists of 8 two bedroom and 15 three bedroom units with carports. Each unit has an electric stove, refrigerator, microwave, dishwasher, garbage disposal, washer/dryer hookups and air conditioning. The project has an on-site laundry facility and a Community Room with computer lab. There is also a picnic area with BBQ and playground equipment. These units are targeted at families with incomes below 55% of the area median and can accommodate families with 3 to 7 members. Rents include water, garbage and sewer. Parkwood Manor - Tulare Parkwood Manor is an apartment complex with 75 two and three bedroom townhouse units, and a playground for the children. There are separate one story, two bedroom units for the handicapped or disabled across the street from the family apartments. Rents for this complex are based on family income. Sultana Acres - Sultana Sultana Acres has 32 three bedroom units and 4 four bedroom units. All of the units are one story, single family or duplex homes with yards. There are three fixed rent levels depending on family income. All family members 18 years of age or older must be citizens or legally in this country. Rents include water, garbage and sewer. Willowbrook - Visalia Willowbrook consists of 10 three-bedroom detached houses with two-car garages. Each house has it's own individual yard, that the family is responsible for maintaining. The project is bordered to the north by a city park, to the west, south, and east by existing single-family subdivisions. These ten units are targeted to families with incomes below 60% of the area median and can accommodate families with 4 to 7 members. Rents include water, garbage and sewer.
